Lifetime’s X02: Healthy Building = Healthy Lifestyle – Toronto Sun

A new condominium project called X02 is a stark reminder of how the changing tastes, aspirations and demands of today’s buying public can impact the design of a building.

The 19-storey structure to be located at the corner of King St. and Dufferin St. is described by Lifetime Developments, as the “sister complex” adjacent to XO Condos, which launched in 2019 and is expected to be completed sometime next year.

Brian Brown, principle of Lifetime, says “X02 has been designed with two key elements in mind – the next generation of home buyers seeking ownership in a highly accessible area and addressing the evolving needs of prospective residents in order to lead a health-conscious way of life.”

On the health front, plans call for a 3,500 sq. ft. fitness centre that will be “designed and outfitted” as part an agreement signed with Freemotion Fitness. The company’s iFIT interactive platform provides live and on-demand studio classes and global workouts.

X02 will also be the second Lifetime building to install air and water filtration systems from Toronto-based firm Clear Inc.

The company has developed one system that will clean and disinfect indoor air in all of the building’s shared amenity spaces and another that creates microbiologically pure water without the use of chemicals.

Clear’s founder and CEO Gill Blutrich said “pathogens in both air and water pose major health risks to building residents and current conditions are not up to the task.

“We strongly believe that the future of real estate is in healthy buildings, healthy communities and healthy cities.”

The technology, says Brown, is “appropriate for the time and really appropriate for the change of people’s general lifestyles. When you think about it 10 years ago, water bottle sales were nowhere close to what they are like today. There’s a change in people’s living style and living perspective and we want to make sure that we were addressing that first and foremost.”

Additional amenities, meanwhile, will include a KO-XO boxing studio, residents lounge with chef kitchen, dining area, private seating alcoves and a pool table, games room, golf simulation room, a co-working facility that will include workstations and a private meeting room and a children’s facility that will contain an indoor creative centre and outdoor playground.

“What we’re finding is that regardless of whether or not you’re a purchaser or renter, the questions that are being asked of the developer or the owner of the unit are becoming much more sophisticated,” says Brown.

“They know what to ask for, they know, what the difference is between one developer and another developer or one building and another building. And they’re looking for that added value, and real attention to finishes and features within a building.

“My parents live in an older condo at Yonge and Sheppard, and they don’t have the same kind of facilities and amenities that buildings today have. It’s a much more focused type of construction today.”

With pricing starting in the $500,000s and maxing out at $1.7 million, plans call for X02 to contain 410 units of varying configurations – studio, one, two and three-bedroom units – and range in size from 406 sq. ft. to 1,045 sq. ft., which excludes outdoor terraces.

In addition, the complex will contain two two-storey Live/Work townhomes where the upstairs is the living area and the main floor the office. Pricing for the units has yet to be released.
